Common Water Damage Issues near South Scottsdale
South Scottsdale is a different animal than the newer East Valley suburbs. The problems are older and sometimes uglier.
Galvanized and original copper plumbing
The homes from the 50s and 60s went in with galvanized steel pipes. Some got re-plumbed with copper sometime in the 80s or 90s. When it finally goes it doesnt give you a heads up. Pinhole leaks are constant. And because these are block walls the leak can run for months before you see anything on the surface.
Flar roof issues
A lot of mid century homes here have flat roofs. During monsoons water has nowhere to go. It ponds. Ponded water finds every crack and open seam and pushes through. By the time it shows up as a drip inside the ceiling it has already soaked a wide area of roof deck and insulation above it.
Slab issues on older homes
The slabs under South Scottsdale homes were poured in a different era. Different moisture barriers, different pipe configurations, different standards. The canals running through this part of Scottsdale change the soil moisture levels seasonally. Slab leaks show up here regularly. First sign is usually a warm spot on the tile floor or a water bill that jumped without explanation.
Swamp coolers and HVAC condensate
Evaporative coolers are still on a lot of the older South Scottsdale homes. The pads break down, the water distribution lines crack, the float valves fail. An overflowing swamp cooler sitting on a flat roof dumps water directly into the roof deck. Not ideal. The HVAC condensate lines in these homes were often run into wall cavities and attic spaces with no proper drainage path. A clogged condensate drain backs up into the ceiling or runs down an interior wall
