About Leisure World

Leisure World is a 55 plus gated community sitting in east Mesa near Baseline Road and the 202. It’s been here since the early 1970s and it’s one of the larger active adult communities in the East Valley. Golf course running through the middle of it. Pools, rec centers, well maintained common areas. People come here and stay. Some residents have owned their home in Leisure World for twenty five, thirty years. The homes here are a mix of site built houses and manufactured homes depending on which section you’re in. The site built homes are mostly from the seventies and eighties. The manufactured homes vary but a good number of them have been in place a long time. Either way you’re dealing with older construction in a desert climate and that combination has a way of creating water problems that catch people off guard.

What Goes Wrong in Leisure World Homes

We have worked here enough times to know exactly what these homes do when water gets into them. 

Old Plumbing

A lot of the site built homes in Leisure World are running on original copper plumbing. Fifty years of Mesa hard water moving through those pipes leaves its mark. Mineral scale builds up on the inner walls year after year. The pipe diameter shrinks. Fittings that were solid for decades start to get brittle. There’s no dramatic failure most of the time. Just a pinhole that opens up somewhere inside a wall and starts dripping into the cavity behind the drywall. Slow enough that nothing shows on the surface for a while. By the time a stain appears or the baseboard paint starts bubbling, the framing behind that wall has been wet for weeks.

Slab Leaks under Foundation

The site built homes in Leisure World sit on concrete slabs with supply lines running underneath them. The ground under those slabs has been expanding and contracting with monsoon seasons and temperature swings for fifty plus years. That movement works on old pipes constantly. Corrosion works on them from the inside. Between the two a pinhole develops and water starts moving up through the slab. You might notice one section of tile is always slightly warm. Or the water bill jumped fifty dollars and nothing in the house changed. Or there’s a grout line that looks perpetually damp in one specific spot. Those are not coincidences. That’s a slab leak and it doesn’t resolve on its own.

Manufactured Home Water Issues

Sections of Leisure World have manufactured homes and water damage in those units follows a different pattern than site built homes. The subfloor material is typically particle board or OSB, neither of which handles sustained moisture well at all. We have gone into Leisure World manufactured homes where the floor had visible soft spots and the owner thought it was just the flooring getting old. It wasn’t the flooring. It was the subfloor beneath it that had been wet long enough to lose its structural integrity.

AC Overflow

The air handlers in Leisure World homes run a long season. April into October without much downtime. When the line backs up the drip pan fills and water goes over the edge. In a site built home it usually ends up in a ceiling cavity or the floor of an interior closet. In a manufactured home it can pool under the unit in the belly area. The drywall at the base of the wall starts absorbing it. Older drywall in homes this age soaks up moisture fast and holds it. The wall cavity above becomes a humid enclosed space. Mold gets going in there and there’s nothing visible on the painted surface until it finally pushes through.

Manufactured homes move water differently. There’s no slab for it to sit on top of. It goes through the subfloor material and drops into the belly space below. From there it soaks the insulation and the bottom side of the floor framing. The enclosed nature of the underside of a manufactured home creates exactly the conditions mold needs. Thermal cameras and moisture meters before any work starts. Every time. What looks like a small wet area on the surface is usually the visible tip of a larger affected zone underneath or behind it. In manufactured homes we look at the subfloor closely and check the belly board area. In site built homes we map the slab perimeter, wall bases, and any area near plumbing runs or appliances. We don’t make decisions about what needs to come out until we know the full picture.

Commercial extraction equipment. Truck mounted units that pull water out of carpet, hard flooring, and whatever materials are underneath. Not comparable to rental equipment. In manufactured homes where the subfloor has absorbed water we sometimes need to work from below to address moisture that’s sitting under the unit. Getting the water out completely is what makes the drying process work. Leaving any behind means the problem continues.

Drying the Structure

Every job dries on its own schedule depending on materials, construction type, and how long the water was present before we got there. We don’t pull equipment until the numbers say the structure is actually dry.

Drywall, flooring, subfloor in manufactured homes, paint, trim. If there’s a plumber or roofer that needs to fix the source before we can close things back up we coordinate with them first. Sealing wet materials back inside walls is not something we do. The source gets fixed, the structure gets dry, then we restore.
