About Carino Estates
Carino Estates sits in south Chandler near Germann Road and the 202. Newer subdivision, well kept streets, families who moved out here for the space and the newer construction. Homes here went up mostly through the late nineties and into the 2000s. A lot of residents bought new or close to new and have been here ever since.
Newer construction feels safer when it comes to water damage. People assume newer means better and for a while that’s true. But homes from the late nineties and early 2000s are pushing twenty five years old now. The original plumbing fittings are at the age where they start showing wear. Appliance hoses that went in when the house was built have been doing their job for a long time. Roofing systems that looked great in 2002 have had a lot of monsoon seasons since then.
The other thing about newer subdivisions in south Chandler is the soil. This part of the valley has expansive clay soil in sections that moves significantly with monsoon moisture and dry cycles. That soil movement affects slab foundations and the pipes running under them in ways that show up more as homes get older.
Carino Estates homeowners tend to be busy. Working families, people who are out of the house during the day. That means water problems here get more of a head start than in communities where someone is home to notice the early signs. By the time a stain shows up on the ceiling or a soft spot appears in the floor, the damage behind it has usually been building for a while.
