About SanTan Village

SanTan Village sits at Williams Field Road and the 202 in southeast Gilbert. The mall and the surrounding shopping has been the anchor for this part of town since 2007 and the residential build out around it picked up right alongside it. Some are pushing twenty years old now. Others are closer to ten. Either way the original plumbing, water heaters, and appliance hoses are at the age where things start letting go.

The townhome and condo communities around the mall add their own situation. Common wall plumbing runs through assemblies that affect more than one address.

The soil out here moves with monsoon moisture and the dry stretches in between. Slab foundations and the pipes under them take that movement year after year. Homes in the SanTan Village area are right in the window where slab leaks start showing up.

Plenty of the residents around here are working professionals, families with both parents working, renters in the apartment communities. Houses and units sit empty during the day. Water that starts going somewhere it shouldn’t has hours before anyone is around to catch it.

What Goes Wrong in SanTan Village Area Homes

We work this area regularly and we know how the homes and the multi unit properties around the mall behave when water gets into them.

Slab Leaks Under Single Family Homes

The clay soil through southeast Gilbert moves enough with the seasons to stress copper supply lines running through the slab. Warm spot on the floor, water bill creeping up, sound of water running when nothing is on.

Shared Wall Leaks in Townhomes and Condos

Plumbing that serves more than one unit runs through walls and floor assemblies that connect homes. A leak in one address can show up in the next address over before the source unit even knows there’s a problem. By the time the wet ceiling appears in the downstairs condo, water has been working through the assembly above for a while.

Appliance Hose Failure

Washing machine, fridge, and dishwasher hoses that came with the home in 2008 or 2010 are at the age where they crack at the fittings without warning. Water hits the wall behind the appliance or runs under the flooring and just sits there.

Aging Water Heaters

Original water heaters from when the homes went up are well past their expected lifespan. Hard water in Gilbert eats at the inside of the tank and slow leaks at the base soak into surrounding flooring and the wall framing for weeks before the failure is obvious. When they go they dump the full tank.

AC Condensate Overflow

Long Gilbert summers run the AC hard from spring through fall. Condensate drain lines clog with dust and algae and when the line backs up the overflow pan fills and spills into ceiling cavities or closet floors. Most homeowners around SanTan Village find the wet patch days after it started.

Monsoon Roof and Flashing Damage

Tile roofs across the area take a beating during monsoon season. Wind driven rain gets under cracked tiles, flashing around vents lifts over time, and water gets into the attic. Sits in insulation, works its way down into ceiling drywall, shows up as a stain weeks later.

How Water Moves Near SanTan Village Homes

Single family homes near SanTan Village are mostly wood frame on concrete slab, two story, stucco exterior, tile roof.

Water from an upstairs source runs through the subfloor and into the ceiling assembly below. By the time a stain shows up on the downstairs ceiling the wet area in the assembly is much larger than what’s visible. Ground floor damage spreads across the slab under the flooring and wicks up into baseboards and the bottom of the drywall. Wall cavities hold moisture once the insulation gets wet. A pinhole leak inside a wall can saturate the insulation across the full stud bay before anything appears on the painted surface.

Townhomes and condos behave a little differently. Shared walls mean wall cavities are continuous between units in some sections. Floor and ceiling assemblies between stacked units carry water from one home into another. The unit where the water shows up isn’t always the unit where the source is. The garage to house wall is a recurring weak point in the single family homes. Water heaters and laundry hookups often sit on or near the shared wall and slow leaks behind them work into the wall cavity without showing on either side.

Mold gets going in about 48 hours in wet materials. In two story homes and in stacked condo units where water travels through multiple layers before showing on the surface, mold has often been working in those concealed cavities for a while before anyone has reason to suspect a problem.

Our Water Damage Restoration Approach

Jesse has been doing water damage work across the East Valley for years and the SanTan Village area is familiar territory. Single family slab homes, townhomes with shared walls, multi unit properties. We know the construction in this part of Gilbert and we know how to find the full extent of the damage before any decisions get made about what comes out.

Water Damage Assessment

Thermal cameras and moisture meters are used before anything gets touched. In two story homes we assess both levels. In townhomes and condos we check shared walls and adjacent units when the moisture pattern suggests it. We map the full wet area before we scope the work.

Water Extraction

Truck mounted commercial extraction pulls standing water from carpet, hard flooring, and underlayment. In multi level situations we work both levels at once so the assembly between them dries from above and below.

Structural Drying

Air movers and commercial dehumidifiers placed based on the moisture mapping. Daily monitoring with meters and adjustments until readings come back to dry standard across all the affected materials. Drywall, framing, subfloor, insulation, every material gets verified.

Repair & Remodeling

We restore drywall, baseboards, flooring, paint and cabinetry. Whatever came out gets put back. We work directly with your insurance company so you’re not running paperwork on top of dealing with a damaged home.

Questions From SanTan Homeowners

Straight answers to what homeowners ask during water emergencies

That’s your upstairs neighbor. In stacked townhomes their floor is your ceiling and water from anything up there—toilet, washer, water heater, supply line—comes down through the assembly into your space. Get on the phone with the HOA or property manager today so somebody can get into that unit. Every day it sits is more drywall and insulation in your ceiling that has to come out.

That tank is past where it should’ve been swapped out and Gilbert water is hard on them from day one. They go without warning and when they go you get the whole tank on the floor of whatever room they’re in. Way easier to swap it on a Saturday than deal with the aftermath of one that let go on a Tuesday at 2pm while you were at work.

The meter doesn’t lie though—water is going somewhere it shouldn’t. Worth getting a thermal camera on it now while it’s still just a bill issue and not a torn out wall issue.
