About Dobson Ranch

Dobson Ranch is in southwest Mesa off the 60. Dobson Road runs through the middle of it. Baseline to the south. Southern Avenue up top. Big planned community. Went up mostly through the seventies and into the early eighties. Mix of single family homes, townhomes, and condos.

Built around a golf course and a bunch of lakes so there is a lot of mature landscaping and old irrigation infrastructure all through it. It is a solid neighborhood. People stay here a long time. But the homes are pushing fifty years old now and fifty years in Arizona is no joke. Hard water running through the same pipes year after year. Roofing baking in the sun every summer. AC systems working ten months straight. Stuff wears out. And when it wears out in this neighborhood it tends to happen inside a wall or under a slab where you are not going to see it coming.

The Plumbing Is Old

Original plumbing in a lot of these homes has been dealing with Mesa hard water since the Carter administration. Mineral deposits build up on the inside of pipes every single year. The pipe gets narrower. Joints get brittle. At some point something lets go inside a wall or under the slab and the water just goes.

Slab Leaks

This is a big one in Dobson Ranch. Pinhole leak develops in a pipe under the foundation. Water seeps up through the concrete. Your tile grout looks wet in a spot. There is a warm patch on the floor. A washing machine hose blows in the unit next door and soaks through the shared wall. We deal with this a lot. Irrigation and Landscaping Issues

The community landscaping in Dobson Ranch is mature. Old irrigation lines crack. Timers malfunction and soak zones way longer than they should. Water saturates the soil along the foundation and works its way in through slab cracks or the stem wall. We see moisture problems here that trace back to the grade of the yard. The soil sits up against the house and holds water against the foundation. Newer neighborhoods do not have this as bad because the irrigation systems are newer and the trees are smaller.

How Water Gets Around These Homes in Dobson Ranch

Dobson Ranch homes were built over roughly a fifteen year window so the construction varies a bit. Single story, two story, attached units. Different floor plans. But the way water behaves in them is pretty consistent.

Most sit on a slab. Water gets under the flooring and parks on the concrete. Could be original tile from 1978. Could be carpet somebody put in during the nineties. Could be new vinyl plank over whatever was there before. Does not matter. Water hides between those layers and you cannot see it. But it is wicking up into the baseboards and the bottom of the drywall every day.

Drywall in homes this age soaks up water and holds it. A wet piece of drywall gets soft and heavy and it breaks down fast. The studs behind it stay wet. You get mold growing inside the wall cavity and you have no idea it is there until it shows up on the surface weeks later.

In some homes near the lakes and water features we have found moisture inside the house that has nothing to do with the plumbing.
